Nestled in the heart of Sauganash on Chicago’s North Side, the 4055 Property features a two-story, professional office building, which is home to over a dozen companies from a wide array of industries, such as real estate, entertainment, insurance, construction, professional services, and many more. The 4055 Property is also home to a 12,000-foot microbrewery and taproom, which is the home of the exploding Alarmist Brewing.

The Lichter Realty team purchased the property in 2016 and immediately began working to foster strong relationships with the current tenants. Our team quickly found that the building had a really tremendous community of tenants who were passionate and proud of their businesses. The great group of tenants at this building made for one of the best purchases in recent history for our company.

Shortly after purchasing the property, our team went to work on correcting a lot of deferred maintenance, as well as making a lot of needed and valuable improvements to the building. With a few months, our team was able to complete critical and valuable maintenance and improvements to the building including adding a new roof, updating most of the mechanicals at the property, putting in new landscaping and exterior lighting, installing a new pylon sign for the tenants, building new tenant storage closets, and remodeling the decor and mail station in the building’s lobby.
